Las Vegas, Nevada REALTOR® Myra Gouger Is Honored To Support Military Appreciation Month

Ms. Gouger is originally from Texas and came to Las Vegas in 2004. "At that time," said Myra, "Las Vegas was the hottest real estate market in the United States – until the market crashed in 2008. In 2009, Las Vegas became a very challenging market and the distressed property rate averaged greater than 1 in 4 homeowners in foreclosure or underwater."

Indeed, Las Vegas had the largest number of foreclosure filings of any city, which was more than five times the national average. "It was the most disheartening time to be a Realtor," recalls Myra, "to see people losing their homes and losing their dreams was very frightening. When I was in real estate school, I never knew what a 'short sale' was. I had to learn how to help them with a short sale so they wouldn't lose everything they had. A short sale was better for their financial future than a foreclosure. I, therefore, learned quickly how to assist them and help them. I became certified as a Short Sale Specialist as well and did many short sale transactions."

Not only does Myra help the military community, but she also does traditional sales and listings, condos, vacation homes and probate. "I feel it is my most important job to help home buyers or sellers get through the emotional trauma of a transaction. It doesn't matter how many times a person has bought or sold before," she states, "it is still an emotional rollercoaster every time you go through it. I try to take the stress out of it."

Las Vegas home prices have risen in the last two years but they are still affordable compared to other housing markets across the USA.

Inventory doesn't stay on the market too long nowadays. "This is such great news for this amazing city," says Myra, "I love to meet with people on a personal, individual basis, at any time. Helping people to buy or sell is GREAT!!"
