Luxury Real Estate Agent Shares Tips for Flipping Multimillion-Dollar Homes

As the selection for smaller price tag short sales and foreclosures have become practically non-existent, property investors are turning towards one million dollar plus lots, looking to tear down homes with view potential and expand on existing footprints.

Keckeisen's developer selected La Jolla, a southern California waterfront community, because it is known as an international destination.  "La Jolla as a community is such a prime area, and the West Muirlands is a small pocket of nice homes.  The site was identified for its quiet tranquility, with wide streets where kids can play in the yard and ride their bikes in the street," Keckeisen said.

Developing a luxury home is much more expensive and takes considerably more time than a quick interior remodel.  The design process for 2143 Via Don Benito involved two architects, a Structural Engineer, Soils Expert, and a Construction Manager with decades of building experience in San Diego.  The design team wanted to create a Tuscan/ modern theme with soaring ceiling height.

"It was important to the developer to create an open flowing feeling," Keckeisen says.  "So many other homes are bound by too many walls and have a 'choppy' feel."

A spec home in Rancho Santa Fe last month traded all cash in just seven days for $4.1 million, the highest price per square foot since 2007 in Fairbanks Ranch.   Joy Bender, with Pacific Sotheby's International Realty, who represented the buyer, said "The fact that the home was brand new with the newest technology and a very open floor plan was crucial to my buyers."
