Luxury Real Estate Expert Joy Bender Offers Homeowners Advice on Maximizing Home Sales When Competing with Their Own Developers for New Buyers

SAN DIEGO, May 30, 2014 /PRNewswire/ — "In the last half of 2009, new home construction came to a dead end as the housing market crashed," says Joy Bender, Luxe Collection agent at San Diego-based SDHomes.  Builders focused on selling the last of their pre-existing inventory, and took to the sidelines waiting for the market to recover.  Many homeowners were disappointed in partially completed master planned communities because originally planned pools, parks, playgrounds, and trail systems were not finished.

In the second quarter of 2014 new construction is wildly popular once again with buyer waiting lists, pricing increases with each new phase, and parks and pools now facing completion.  The trend has transitioned from distressed property in need of extensive remodeling and repairs, to move in ready turnkey homes.

Homeowners of properties built in 2005-2009 phases are now finding themselves competing with their own developer.  Fast forward five to seven years these developer model homes have more modern design themes, different layouts, and higher energy efficiencies.  They also have new features such as outdoor living rooms and attached casitas.

"Marketing resale homes when competing with the builder in the same development at similar prices is challenging," Bender said. There are benefits and potential savings for purchasing resale versus new construction.  Newer developments may have higher Mello Roos and community enhancement fees from earlier phases.  Unless purchasing the model home, the new construction lots do not have any landscaping beyond grass.  Most resales have window treatments and other upgraded modifications such as, in home theaters, pools, and solar panels.  "As a buyer looking for the best overall deal it's best to explore both resale and new construction within the same community," Bender advises.
